Description: Facilities Commercial Realty Inc. is please to introduce a light industrial development on Hawthorne Road at the Russell Road intersection. Approximately 319,000 square feet will be constructed in 7 buildings on a site of 22 acres.

On the portion of the lands which front Hawthorne Road, plans are being finalized to build 184,000 square feet of high quality flex space oriented to clients requiring a combination of showroom, office and warehouse. We are confident that these buildings will set the standard for Ottawa in architectural design and function for light industrial buildings. Clients can expect to find storefronts with the same quality and appeal as one would find in large-format retail stores.

The east portion of the lands will be developed with a single building oriented to bulk storage operations. A 135,000 square foot building with 26’ to 30’ ceilings is planned. Building sizes are conceptual and may be adjusted to suit clients.

Timing: Site plan development is nearing completion and a site plan application will be submitted shortly with potential occupancy in the spring of 2005.

Attributes:

The intersection of Hawthorne and Russell Roads is already serviced with traffic signals and dedicated turning lanes so access and egress from the sight is quite easy. The site offers ready access to Hunt Club Road and to Highway 417 via the Walkley Road exit.

Special efforts have been made to provide abundant on site parking. Building coverage will not exceed 35% of the available land. The concept site plan provides 513 parking spaces for cars and 40 loading spots for large trucks. Future parking may also be available on adjacent lands owned by Ontario Hydro.

Module sizes in the flex buildings will range from 4-5000 square feet and units will be equipped with a dock level door, metal halide lighting, and 20’ ceilings. These specifications can be modified on a design build basis. The landlord will construct office and showroom areas as require by individual tenants.

Zoning:

The property is zoned Light Industrial. Permitted uses include:

  • Warehousing and distribution of finished parts or products
  • Repair and servicing of finished parts or products
  • Truck transport terminal
  • Printing plant
  • Veterinarian clinic
  • Light manufacturing and assembly
  • Automobile or heavy equipment dealership
  • Catering establishment
  • Up to 25% retail and ancillary office use.

In our vision, there will be a concentration of wholesale businesses fronting Hawthorne Road and warehousing activity on the eastern portion of the lands.
